Terms & Conditions

Thank you for selecting Radiant Clean, LLC, for your exterior cleaning needs. By signing your quote or agreeing to use our services, you are accepting the terms and conditions below, and you are forming a legally binding contract for services to be provided in exchange for the payment quoted. 


Description of Binding Agreement

These terms and conditions serve as a legally binding agreement between the property owner, hereby identified as "Client" and Radiant Clean, LLC, its owners, agents, and employees, hereby identified as "Company" or "Radiant Clean", for the execution of services in exchange for payment for residential or commercial exterior cleaning services that may include pressure washing and non-pressure washing. The services provided by the company are subject to the following terms which may be updated at any time without notice to the Client.


Scheduling

We try our best to keep scheduling conflicts to a minimum, however, circumstances that are beyond our control may affect your project start and completion dates. You will be notified of any changes.


Authorizations

​The Client agrees to allow the Company access to the property for the purposes of completing the cleaning service requested. 


Client understands that there is no set timeframe for the completion of services and several visits to the property may be required. The Company also has the permission to visit the property with little or no notice to assess service needs prior to the date of service, as well as to inspect completion after services have been rendered.


The Client agrees to allow the company to utilize their on-site water supply via outdoor spigot, which will be turned on and easily accessible on the date of service. If utilizing well water, or if in an area with low water pressure or volume, the client agrees to inform the Company and will avoid using any water during the cleaning service. 


If an exterior water supply is required, it will necessitate additional charges that may not have been included in the original estimate. It is the Client’s responsibility to make sure the water supply is on and in working order before we arrive. 


Acknowledgement of Risks and Release of Liability

Radiant Clean is not responsible for damages due to improperly installed or damaged siding, flaking or missing paint, loose shingles or siding, broken or opened windows, broken or rotted screens, improperly sealed windows and doors, wood rot, defective construction, improperly secured wires or outlets, outdoor cameras or doorbells, loose or improperly installed gutters and leaders, and improper caulking. Radiant Clean is not responsible for damages as a result of water infiltration through soffits, vents, doors, or windows.


The Company is not responsible for the rare “fogging” effect that happens to multi pane windows or doors with bad seals.


Pressure washing and soft washing, which entails removal of organic materials, dirt, grime, and chalky, or failing surface materials may cause the faded aspects of vinyl or aluminum to stand out. The Company will not be responsible for such conditions. The company will not be responsible for loose mortar that may dislodge during the cleaning process.


The Client also agrees to release the Company of any or all liability for injuries sustained due to Company’s equipment placement to include injuries from tripping/falling, striking equipment, falling debris or equipment.


Stains

Some stains cannot be removed by pressure washing, soft washing, or chemical treatment. Tree sap, artillery fungus, embedded oil or grease stains, splatters from stains and paints are examples of materials that cannot be removed by conventional means. We make every attempt to point these areas out to the customer when quoting the project. This agreement to provide services is in no way a guarantee that stains will be removed completely.


Window Spotting

Windows may become water spotted during our cleaning services as a result of the mineral content in your water. Window cleaning is NOT included unless specifically listed as a service item.


Concrete Cleaning Acknowledgement

The appearance of concrete is dependent upon a number of factors, including its age, curing time. When concrete with dirt, mold, mildew, algae and other pollutants and stains is cleaned, the concrete may then expose any and all imperfections that the pollutants and stains have covered up. The customer understands that not all concrete will look the same even on the same driveway, patio, sidewalk or concrete slab.


Client acknowledges that standard concrete cleaning will remove surface dirt, and organics, but may not remove some stains from rust, oil, grease, battery acid, etc. This agreement to provide services is in no way a guarantee that stains will be removed completely.


House Wash Acknowledgement

Radiant Clean’s house washing process removes surface dirt and organics such as mold, mildew, algae, lichens, and moss from the surface of the house. The client understands and acknowledges that blemishes, flaws, flaking or cracked paint, or existing oxidation will be more noticeable after cleaning. Client also understands that some stains from “mud daubers”, arterial lichen growth, bird droppings, rust, tannin stains, and water stains (mineral deposits / efflorescence), may not be removed during the soft wash process.


Some types of siding and materials, particularly vinyl or metal, are susceptible to paint oxidation due to sun exposure. Oxidation is generally seen in chalky white powder on siding that can be smudged or wiped off.  If the client's property suffers from oxidation, it may become more noticeable after cleaning. Oxidation removal is not included unless specifically outlined in the quote provided by the company.


Gutters may have black streaking due to etching and deep staining left behind after cleaning unless gutter brightening treatment is included in the proposal.


Roof Treatment Acknowledgement

The client understands and acknowledges that all roofs react to cleaning solutions differently and results will vary. The cleaning solution used by the company will kill damaging growths such as mold, mildew, algae, moss, and lichen. After cleaning, the roof will show initial results, however it may take more time to completely remove the dead growth as it is exposed to sun and rain. Additionally, moss or lichen growth on the roof may initially turn white after treatment. In these cases, the client agrees to wait 6 to 8 weeks for the moss or lichen to fade with the assistance of natural elements such as sun exposure and rain. Radiant Clean does not brush or sweep roofs, nor use high pressure to remove dead or dying organics, since this will cause damage to the roof.


Gutters may have black streaking due to deep staining that remains after cleaning. The company is not responsible for this discoloration unless gutter brightening treatment is included in the proposal.


Client Responsibility On The Day of Service

On the day of the service, the Client will be responsible for ensuring the following:


  • Have an exterior on-site water spigot activated and accessible
  • Close all windows and doors tightly
  • Turn off all outside electrical outlets and fixtures at the breaker box prior to the company technician's arrival
  • Keep all pets and children inside before and during cleaning. Children and pets must be kept off the work surface for at least 24 hours after our work is completed.
  • Clear the working area of all objects (grills, moveable lighting, furniture, plants, etc.). This includes items on or attached to the deck if deck power wash is to be performed and all items around the house if a house wash will be performed. (Inform Radiant Clean if there are problems with moving items prior to the project's start date). If there are an excessive number of items not moved for our service, we will either not be able to provide the service, or will need to charge for moving services.
  • Driveways and parking areas should be clear of automobiles for building, roof, and driveway washes, and items removed from under, and around decks and sidewalks. These items should be placed at least twenty feet from the work area.
  • Avoid using water during service to ensure no loss of pressure or volume


The Company suggests the Client utilize their property’s breaker box to shut off power to any and all exterior outlets, light fixtures, or any other electrically powered features. This is especially important to outlets that are not covered with exterior covers. 


Also, removing or opening any window screens will allow the Company to thoroughly clean windowsills. Removal of these screens will also allow for even distribution of detergent and streak-free drying. 


It is also vital to the preservation of the Client’s property that they notify the Company of any surfaces that cannot be cleaned with high alkaline or acidotic detergents. If the Company is not notified of this, Company is not responsible for any ill effects to any surfaces regarding this matter.


Content Release and Use

The Client agrees to allow the company to utilize any photos, videos, descriptions, or reviews of the property and/or the Client in the context of marketing or advertising for the Company, provided that the Company will not include sensitive information such as addresses or full names.  The Company will use these media items described in this section without any compensation to the Client. The Client agrees not to seek punitive action in a civil court of law regarding the development, display, reproduction, or printing of the above media.


Correction of Damages

Radiant Clean shall only be obligated under this Contract for structural and property damages which are a direct result of operator error, gross negligence, or willful misconduct. Damages must be discovered and reported within three (3) calendar days of project completion. Upon receipt of written notice the Company shall be allowed 30 days from date of receipt for the purpose of inspecting the premises. Radiant Clean shall have sole option of repairing or contracting repair work to correcting any structural damages that are a direct result of the Company.


Payment Terms

Payment is due upon completion of work unless otherwise agreed by the client and the company in writing.


  • There is a $80.00 cancellation fee if notice is not given within 24 hours of service, or if the Company arrives and cannot wash due to the Client not adequately preparing the property for service.
  • There is a $50.00 processing fee for any returned checks.


Collection of Outstanding Debt 

Radiant Clean reserves the right to attach a mechanic’s lien against a homeowner’s property for non-payment. At 30 days past due, a formal notice of intent to file this lien will be sent via registered mail. Interest rate of 2% per month begins accruing after day 31 of non payment. Radiant Clean also reserves the right to enter into civil claims court to collect outstanding debt. All legal fees incurred will be added to the remaining unpaid balance. 


​Agreement to Terms

By accepting an estimate, the Client agrees that all the specifications and conditions are satisfactory and hereby accepted. The Client authorizes the Company to complete the work as specified on the proposal/estimate form.  The Client releases the Company from property damage unless damage is caused by gross negligence or willful misconduct.
